Management Services

• We send payment notices and receipts o lessees and we bank the rents.
  
• We send reminder and warning letters to lessees who are late with payments.
  
• We hand over non-paying lessee's files to bailiffs so they can obtain a payment order against the lessee or the guarantor(s).
  
• We pay co-ownership costs aafter checking them. They will be imputed on your rental management report.
  
• We engage companies when work is necessary and will decide if they are at lessee's expense or not based on current legislation.
  
• We obtain several estimates for work and provide them to owners for approval.
  
• Upon receiving owner's approval, we start the work and ensure that it is carried out correctly.
  
• We review the rent on the anniversary of the lease based on the current indices.
  
• We adjust the lessee's part of the charges.
  

• We recalculate rents that are too low.
  
• We advise the owner if a lessee gives notice of their departure and request the owner's permission to lease the property again and propose new rent.
  
• We prepare a departure account for the lessee taking into account the charges and any damage to the property.
  
• We advise the tax office of the lessee's change of address.
  
• We send a monthly or quarterly rental management report with a payment (cheque or telegraphic transfer).
  
• We send a statement of account that serves for declaring property income.
